Fees for handling claims can vary but, New York Claims caps our fee at Ten Percent. Large losses may qualify for a fee reduction.
Public Adjusters can be most effective if they are retained immediately after a loss occurs. It allows them to "set the bar" which can often affect the outcome. Immediately after a loss occurs, decision are made in how a claim will be handled. If you wait until you are dissatisfied with your settlement, it will be more difficult for us to correct as time will take away the evidence and your insurance company will have "set the bar".
New York Claims has a 100% success rate in settled claims and satisfied clients. If however, your Public Adjuster cannot settle your claim to your satisfaction, your insurance policy gives you the right to a third party appraisal.

Certain actions MUST be taken on your part. They are requirements of your policy. You have an obligation to mitigate your damages. You should document the steps taken to do this. Include photographs and invoices to prove your expenses and damages. While it is important to allow proper inspection to be done prior to repair, some things will have to be done in order to prevent further damage.
Make sure the property will be accessible. Provide photos and invoices for any expenses incurred prior to the meeting. If available, provide any proposals you may have gotten to document the cost of future repairs. Be present at the meeting. After that, your Public Adjuster can take over the handling of your claim.
Damaged property should never be discarded unless it stands in the way of mitigation. Document the existence of discarded property and provide reasoning for the removal of it.
Certain repairs can be made prior to settling your claim but only if they are agreed upon in advance. While it is best to wait for a settlement to avoid "uncovered" expenses, your Insurance Company understands the need for timely repair and will work with you to resolve cost differences.
This should never happen and certainly not if you hire the right Public Adjuster. Be wary of contractors that charge inflated prices as these do not have to be honored by the company. Making your repairs before an agreed settlement could be a problem.

If you have a Replacement Cost Policy, your insurance company will deduct depreciation from your settlement and withhold it until the repairs are completed and the money is spent doing it. Depreciation, like most other aspects of your claim, is negotiable based upon the age and condition of the damaged property.
When you insure a property that has a mortgage on it, the Insurance Company is obligated to make any claim payments payable to them as well. Remember, as lenders, they have an interest in the repair of their collateral.
